RESIDENTIAL TENANCY AGREEMENT

This Residential Tenancy Agreement is made between the landlord, Pacific Properties Ltd., and the tenant.

1. Monthly rent of $2,000.00 is due on the first day of each month and must be paid by electronic transfer or cheque.

2. The tenancy begins on June 1, 2026 and continues on a month-to-month basis.

3. The tenant agrees that no pets of any kind, including but not limited to dogs, cats, birds, and fish, shall be kept on the premises at any time during the tenancy.

4. The tenant shall pay a security deposit of $800.00 upon signing this agreement, which shall be held by the landlord for the duration of the tenancy.

5. The landlord or their agent may enter the rental unit with 12 hours written notice for the purpose of inspection, maintenance, or showing the unit to prospective tenants.

6. Rent increases will take effect with 30 days written notice from the landlord to the tenant.

7. The tenant agrees to waive any right to dispute the landlord's decision to retain the security deposit at the end of the tenancy.

8. The tenant is responsible for keeping the rental unit reasonably clean and for repairing any damage caused by the tenant or their guests.

9. The tenant shall not make any structural alterations to the rental unit without the prior written consent of the landlord.

10. The tenant must provide one full month's written notice before ending the tenancy.

11. The landlord will provide and maintain working smoke detectors and carbon monoxide detectors in the rental unit.

12. The tenant agrees to obtain tenant insurance for personal belongings.

13. Parking space #14 is included with the rental unit at no additional cost.

14. The tenant will not use the rental unit for any commercial or business purposes without the landlord's written consent.
